CDS Group announces operating results for Q4 and FY 2021

CDS Group, one of the leading developers in St. Petersburg and the Leningrad Region, today announces its key operational results for Q4 and FY 2021.

  • Total current construction volume of the Group at the end of 2021 amounted to 975.2 thousand sq. m, exceeding 2020 volumes by 34.0%. The Group ranks among the top 10 developers in Russia by current volume under construction and retains its number one ranking in the Leningrad Region .
  • In 2021, the Group completed 438.0 thousand sq. m of residential property, including 41.8 thousand sq. m in Q4 ranking CDS Group among the top 3 developers in St. Petersburg.
  • In Q4 2021 the Group brought to the market 248.0 thousand sq. m. of newly constructed space, taking this amount to 542.0 thousand sq. m. for FY 2021.
  • The sale of residential property amounted to 238.1 thousand sq. m in 2021, including 79.8 thousand sq. m in Q4.

We demonstrated significant growth in our key operational indicators, increased the volume of construction in progress by one third and achieved almost 1 million sq. m at the end of the year. With this performance, we became one of Russia’s leading developers, according to ERZ survey.

In 2021, the Group focused on large‐scale projects with aspects of masterplanning, including projects in Novosaratovka, where CDS is bringing to life the concept of “a town near the city.” The Group also commissioned several major sites. These include the Volkovsky housing development, the second stage of the Elizarovsky housing development, two blocks of the Chornaya Rechka housing development, four blocks of the Severny housing development, one of the blocks of the Prinevsky housing development, and the last two blocks in the Moskovsky housing development. The total volume of commissioning exceeded 430 thousand sq. m.

To build on the dynamic business growth and enhance efficiency, the Group is continuing with its digital journey: CDS maximised the number of automated business processes and launched its own digital lab — CDS Tech. The Group launched CDS MonSTR, an unrivalled construction monitoring solution ensures process transparency for all project participants and makes it available at a touch of a button using a smartphone. The Group harnesses the best existing construction technologies, including Building Information Modeling (BIM), which helps optimise cost efficiency and assure delivery of a high quality product before construction starts. Residents of completed projects can also access a digital CDS ecosystem.

In 2021, CDS Group concluded a number of landmark partnership agreements. It expanded cooperation with Russia’s leading financial institutions in project financing. Moreover CDS Property Management multi‐service management company created a partnership with Yandex.Arenda, a long‐term apartment rental service.

CDS paves the way for green projects such as waste separation in housing developments, rational consumption practices, disposal of batteries and fluorescent lamps, and others. Our overarching commitment is to continuously respond to customer demands and build more social infrastructure, such as daycare centers and schools. The Group continues to proceed with its sustainable development by educating personnel, supporting young people and promoting sports — the Group invested tens of millions of rubles in these activities in 2021.

Major highlights of Q4 2021:

  • October 8, 2021. The Group commenced the sale of apartments in the Gorod Pervykh housing development as part of the Novosaratovka project in the Leningrad Region. The offering includes more than 1,800 apartments with a total area of more than 105,000 sq. m.
  • October 15, 2021. New blocks of the Murino Space housing development in the Leningrad Region were offered for sale with a total area of more than 76,000 sq. m.
  • November 19, 2021. Launched new and improved “Lifestyle” finishes for apartments in CDS’s residential buildings. The options feature matching color solutions, superior materials and premium equipment.
  • November 23, 2021. The Group launched CDS Tech, an in‐house digital lab to design and test unique IT solutions for construction.
  • December 7, 2021. The Group and Sberbank signed a new agreement on 10 billion ruble project financing to construct the second stage of the Gorod Pervykh housing development with a total area of 112,000 sq. m.
  • December 15, 2021. New blocks of the New Horizons housing development in the Leningrad Region were offered for sale with a total area of more than 66,000 sq. m.
  • December 23, 2021. Otkrytiye Bank opened a credit line for the Group of more than 6 billion rubles to provide funding for the subsequent construction of the Group’s New Horizons housing development with a total area of more than 100,000 sq. m.
